What kind of pets do you allow? Do you permit exotic pets?

Dogs and Cats are allowed with a 35lb weight limit. No exotic pets. There are breed restrictions.

How many pets may I have?

2 pets per apartment are allowed.

Are there any deposits, special fees, or monthly charges to have a pet?

$200 fee for each pet & a $200 deposit for each pet. It is due when you move in and there is a $30 monthly fee to have pets on property.

Is my security deposit totally refundable?

Security deposits are totally refundable provided there is no outstanding money due when you move out and all terms of the lease agreement are met.

If I get a job transfer, can I break the lease?

There is a Lease Addendum for Early Termination of Lease Contract. You must give a 60 day written notice to move out plus pay an early termination fee and any concessions you may have received during the lease term you are breaking. In case of job loss we do have a lease assurance program you may qualify, specifics can be obtained from the leasing office.

What utilities are included in my lease?

Residents pay for all utilities.

How long is the term of the lease?

The Canyons is currently offering 6 through 13 month lease terms.

Do you offer short term leases?

Short Term Leases are offered with a premium.

If something needs to be repaired in my apartment, how do I report it?

Maintenance request can be reported in writing to the management office or via email.

When is my rent payment due?

Rent payments are due on the 1st of every month.

What day of the month am I liable for a late charge?

Late fees start on the 4th of each month.

Will you accept electronic payments from my bank?

Yes ACH payments are accepted.

Is there a place where I can pay my rent after office hours?

There is a night drop slot on the North door of the leasing office or you can make payments online.

There is a person who might be staying with me for a while, is that permitted by the lease?

Persons not listed on the lease must not stay for more than 7 days without prior written consent.

Do you have reserved parking?

You may elect to have reserved covered parking which is no charge, or garage parking for $35 per month.

I have a motorcycle, where can I park it?

You may reserve a covered parking space or garage for your motorcycle or park in the open parking spaces provided throughout the community.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes, please notify the office of any occupants in the apartment home.

Can I install a satellite dish at my apartment?

Yes, we require that a $100 deposit be paid, along with proof of $25,000 liability renter's insurance.

Do you have cable services?

Cox Cable will supply cable, internet, and phone to your apartment.

Will you accept my delivery packages for me?

Yes, we do accept packages in the office as a courtesy for our residents.

Do you have a list of Preferred Employers?

Yes please call the office for an updated list.
